What should a complete roof replacement include?

A replacement scope should identify removal of existing roofing, how exposed decking will be evaluated, the planned underlayment and water-protection details, flashing and penetration work, ventilation, shingles, edge components, disposal, property protection, and cleanup. Product choices and warranty options should be documented before installation. Hidden conditions may only become visible after tear-off and should be handled through a clear change process.

Tear-off reveals the working surface

Removing the existing roofing exposes the deck and the condition of areas that were previously concealed. The contract should explain how unsuitable decking is identified, documented, priced, and replaced. This keeps an unavoidable field condition from becoming an unexplained surprise.

Flashing and ventilation are part of the roof

Valleys, walls, chimneys, skylights, plumbing vents, intake ventilation, and exhaust ventilation can determine how the system performs.
